October 27, 1999 - Final Inspection Passed!
Loan Company Inspection Failed?

Whoooooo!  At 7PM this evening, Joe received word that the house passed the County's final inspection.  A Certificate of Occupancy will be issued tomorrow.

But...  This morning we failed the inspection by our Loan company.  It's rather amusing actually.  If you remember, we had allowances for an Irrigation system and Landscaping.  We had planned to use little, if any, of either allowance, hoping to cover where we went over on other allowances.  However, the landscaping foreman said that we needed to use the allowances or else the house would not pass the loan company's final inspection.  (This is because the allowances are in the contract on which the loan was based.)  Our loan officer disagreed, and said that landscaping wasn't necessary to pass his company's inspection.

Guess who was right?  I'll give you a hint:  We failed the inspection due to a lack of landscaping.  Luckily, enough landscaping should be done by tomorrow.  Also, our loan officer is probably not feeling rather smart right now.  He told Joe that he'll contact the inspector and let him know that the landscaping is almost complete (if not completed), which should get the house a pass.

So, you may ask, when are we closing?  Well, the attorneys used by our loan company can't do a closing tomorrow or Friday.  And they claim they can't do a title search by Friday.  Our loan officer said that they needed two days from the final inspection to do a closing.  We gave it to them.  It's their job now to get the closing done.

So, what about that interest rate lock that ends Friday?  Well, once again, our loan officer has things wrong.  He told us that we were given a free extension until Friday.  However, according to the Loan Statement we received today, we have been given a 30 day extension, but have to pay for it.  Looks like we'll be having a chat with him tomorrow morning.
